Rossmoor Cooperatives (Co-ops)

There are different types of housing in Rossmoor, one of which is the cooperative. A cooperative looks like a regular condominium, however, the form of ownership varies from a condominium. When you purchase a condominium or single family home, you receive a grant deed to the property. When you purchase a cooperative, you do not receive a grant deed, but equity shares in a corporation which owns a group of properties

Co-op buyers are responsible for maintaining the interior space. The building exteriors and landscaping are maintained by the mutual (Homeowners' Association), as well as certain interior items such as furnace, air conditioning unit, and water heater. A carport space is assigned to each cooperative. Financing is available on cooperatives, and the equity can be made a part of wills and trusts. Prices currently range from approx. $80,000 to $450,000.

The monthly HOA fee includes water, garbage and basic Comcast cable, as well as property taxes. It also includes access and use of the clubhouse facilities such as swimming pools and fitness center. Golf is extra.

Single Level Units (no stairs to entrance)

Golden Gate Model

The Golden Gate models are identified by the transom above the front entrance. They are single level units generally with two bedrooms and one bath. Many units in Rossmoor have been updated with an additional bath and the latest features, such as hardwood floors, crown molding, and granite kitchens. They have a generous amount of space with a large living room, dining area, spacious kitchen, and an enclosed patio in the rear.

Mendocino Model

The Mendocino model is a one bedroom, one bath unit with approximately 800 square feet. It has an efficient kitchen, with spacious living room and dining area. One of the great features is the outdoor patio off the living area, perfect for outdoor enjoyment and barbeques.

San Franciscan Model

The San Franciscan model is a popular floor plan. It is a single level unit with spacious living room and dining area, kitchen, two bedrooms, one to two baths, and a patio in both the front and rear.

Del Monte / Cypress Models

The Del Monte model on the upper level, and the Cypress model on the lower level are basically the same floor plan in this four-plex, with a spacious living area, dining area, small kitchen, one bedroom and one bath. It is perfect for one person. The upper level Del Monte model has a wonderful bay window and the lower Cypress model (does have level access to front door) has a patio area for outdoor enjoyment.

Sequoia / Sonoma Models

Don't be deceived by the outward appearance of these units, as they have spacious open floor plans, each unique depending on the changes the previous owners have made over the years. The upper level Sequoia Model and the lower level Sonoma Model are identical. Each has two bedrooms, one bath. The end units sometimes have a second bath. The end units are called Sequoia Wrap (upper) and Sonoma Wrap (lower). They are called "wraps" because the decks wrap around the end of the building for extra space. Some of the decks have been enclosed for extra living space.

Similar floor plans are the Saratoga Model (upper) and Claremont Model (lower). Also similar, but with a larger master bedroom is the Kentfield Model. The Expanded Kentfield Model is an end unit with two bedrooms, two baths, and sometimes an extra room. The upper units have decks, and the lower units have a patio, depending on the terrain.

Two Story Townhouse

Piedmont Townhouse / Tamalpais Models

The Piedmont Townhouse has both the upstairs and downstairs space. With approx. 1700 square feet, there are 2 large bedrooms upstairs and one bedroom downstairs, with 2-1/2 baths. It has a spacious living/dining room area with a wall of windows usually looking out to a lovely setting. The Tamalpais Model is similar to the Piedmont model, but it has only two bedrooms - one bedroom downstairs, and a master bedroom loft upstairs.
